Comparing Tokyo monthly apartment cleaning fees

Compare a Tokyo monthly apartment's cleaning fee with the full rent quote, not on its own. A lower cleaning charge is welcome, but it doesn't make the whole stay cheaper if rent or other mandatory fees are higher.

Check what the fee covers as well. Routine departure cleaning, extra work after damage and visits during your stay can appear as separate charges.

Separate routine cleaning from a condition-related charge

Oakhouse’s move-out policy allows additional repair or cleaning charges for damage or cigarette odor found at or after move-out. That is a different question from whether a quote includes a routine cleaning fee.

A quote with no ordinary cleaning line can therefore still require money after inspection. A higher fixed cleaning fee doesn't prove that damage-related work is included. Compare the normal departure service and the conditions for extra work separately.

The checkout date can add a separate fee

A published service-options page lists a ¥35,000 busy-season departure fee for contracts ending March 27–April 13, 2027. It is charged when the contract is made. Extending the contract so its end falls outside that period does not refund the fee; an early ending that moves the contract into the period can trigger it. Check the current terms for your dates.

This is separate from comparing the ordinary cleaning fee. Imagine two otherwise equal quotes: A has ¥25,000 cleaning plus that ¥35,000 departure charge, while B has ¥45,000 cleaning and no comparable date-based charge. A’s lower cleaning line hides a ¥15,000 higher combined departure cost: ¥60,000 versus ¥45,000. The cleaning prices in this example are hypothetical; the dated extra-fee mechanism is published.

Request the quote for your actual checkout date. If your plans may change, ask how both an extension and an earlier ending affect that extra line. Paying for another night does not necessarily recover a fee already charged under the original contract.

Separate departure cleaning from other charges

Ask whether the quoted amount is for the final clean only. Mid-stay cleaning, linen changes, rubbish removal and specialist treatment may be separate services or charges. Confirm whether any of them are compulsory.

A damage deposit should be listed separately from a non-refundable fee. If cleaning is deducted from the deposit, request the amount or calculation before signing so you know how much of the deposit could return.

Room size helps you compare similar apartments, but scope matters too. A furnished apartment can include bedding, kitchen equipment, appliances and furniture. Ask what the checkout instructions require you to do and what the paid clean covers.

Spread a one-time fee over your actual stay

Here is an illustrative comparison using two possible departure fees. These figures aren't a survey or a quote from a named company.

A longer stay reduces the nightly effect of each fixed fee, but the difference in cash remains ¥53,000. Staying longer doesn't remove it. Use your intended dates, rather than extending a trip solely to make the average look better.

Now include rent. If Apartment A costs ¥10,000 less per month but its cleaning fee is ¥53,000 higher, that rent difference saves only ¥30,000 over three months. Assuming all other charges are identical, A still costs ¥23,000 more. This is why the whole-stay comparison is useful.

Ask what could be added at checkout

Get the ordinary cleaning charge and possible additional deductions described separately. Ask about rubbish left behind, smoking, stains, missing items and any specialist cleaning mentioned in the agreement. Keep the answer with the agreement so you can question a later charge that doesn't match.

Also check when the fee is paid and whether it is returned if you cancel before arrival. “Departure cleaning” describes the service, not automatically the payment date or refund policy.

At move-in, photograph existing marks and report anything missing or unclean promptly. Keep the response with the inventory so the checkout discussion has a clear starting point.
