When monthly furnished beats Airbnb in Tokyo
A monthly rent and a nightly rate leave out different parts of the bill. Work through a simple example, then compare your own checkout totals and cancellation terms before paying for extra nights to reach a discount.

Compare the full price for the dates you need before deciding whether a monthly apartment is cheaper than Airbnb. A low monthly rent can become less attractive once you add cleaning and utilities, especially if you must pay for a longer period than you'll use.
Airbnb's monthly category begins at 28 nights. Its monthly-stay guidance also explains that long-term cancellation terms apply. That threshold doesn't guarantee a discount, and a 21-night booking shouldn't be priced as if it automatically receives one.
The 28-night threshold changes more than the price
Under Airbnb’s firm long-term policy, cancelling during the stay can leave the accommodation charge for the next 30 nights payable; if fewer than 30 remain, all remaining nights are covered by that rule. Check the policy attached to your booking and any applicable exception.
For example, suppose a 30-night booking costs ¥180,000 for accommodation and you cancel after staying 20 nights. Under that rule, all ten remaining nights are payable, so the accommodation costs you ¥9,000 for each night used. These are illustrative amounts, excluding taxes, service fees and other charges. Compare that ¥180,000 commitment with the accommodation price of booking only the 20 nights you need.
Put the two quotes on the same basis
For each option, collect the final accommodation price, mandatory fees, utilities and any refundable deposit. Keep the deposit separate from the amount you expect to spend: you still need the cash upfront, but it isn't the same as rent.
Check the minimum booking period and the dates the quote covers. A company may offer a monthly price while requiring payment for a whole month. Another may quote your exact dates. Ask rather than dividing the advertised figure by 30 yourself.
For Airbnb, enter the actual dates and guest count and use the total shown before payment. For a furnished rental, ask for a written breakdown including departure cleaning and utilities.
A worked example for a shorter stay
These are illustrative prices, not current market quotes. Suppose a furnished apartment requires a 30-day booking with:

If you use all 30 nights, that's about ¥7,167 per night. If you only need 21 nights but must pay the same total, the cost per night you use rises to about ¥10,238.
Now suppose the Airbnb checkout total for your 21 nights is ¥252,000, including all mandatory charges. The furnished apartment is ¥37,000 cheaper. If the Airbnb total is instead ¥201,600, Airbnb is ¥13,400 cheaper. The important input is the actual total for your dates, including any discount already applied.
Paying for unused nights can still make sense when the total is lower. Extending the trip itself is a different decision: include the extra food and travel costs too.
What changes over two months?
Using the same illustrative furnished-apartment terms, two 30-day periods cost ¥300,000 in rent, ¥30,000 in utilities and one ¥50,000 clean: ¥380,000 in total, or about ¥6,333 per night. A one-time fee has less effect on the nightly average when it is spread across more nights.
That doesn't mean a monthly apartment always wins after a certain date. Airbnb pricing can change with dates and availability, while the furnished quote may include discounts, extra fees or a different billing period. Requote both options for the complete stay instead of extending a one-month calculation indefinitely.
Check whether interim cleaning is included or compulsory too. One departure clean doesn't imply that someone will clean the apartment during your stay.
Compare the cost of changing your plans
A cheaper booking can be the expensive choice if you need to cancel it. Open the cancellation terms beside the price breakdown, and ask what happens if you leave a month early or your arrival is delayed.

Compare the apartment itself: work space, laundry, cooking equipment and the walk to the station. Once you have two complete prices for suitable places, the decision is much easier to make.
