Extending your Tokyo stay in the same apartment

Staying in the same apartment saves you another move, but the next month needs its own agreement. Ask about availability, the full extension price and the handover between bookings while you still have time to choose another home.

If your Tokyo stay might run longer, tell the apartment company when you first enquire. You don't have to commit to extra months immediately, but you do need to know how it handles extensions. A comfortable first month doesn't reserve the second one.

Start with the apartment's availability

Ask about your exact unit before comparing prices. If it is already booked, the company might offer another apartment in the building or elsewhere. That can still be convenient, but it is a move: check the new layout, address, price and time between leaving one room and entering the next.

MetroResidences' published FAQ, for example, makes extensions subject to availability and first come, first served. It asks residents to contact the company at least five business days before checkout. The apartment may be booked before that deadline, so ask as soon as you know you want to stay.

For your own booking, establish when an extension becomes binding: an email acceptance, signed agreement, payment, or a combination. Ask whether the company holds the apartment while you complete that step, and for how long.

Find out what you are signing

“Renewal” is an everyday word that can hide different arrangements. A company may extend a booking, amend an agreement or arrange a new contract. Read what it proposes rather than assuming last month's terms simply continue.

For a fixed-term building lease, Article 38 of the Act on Land and Building Leases allows an agreement that ends without renewal when the required conditions are met. You'll need to agree another term if you want to stay. Our fixed-term lease guide explains the paperwork in more detail.

Check the new end date, rent, cancellation terms and any changed house rules. If you originally booked through a platform but are now being offered a direct agreement, ask how the payment, support and cancellation arrangements change before accepting.

Compare the extension with the plan you could have booked

Flexibility has a price only if the actual quotes show one. Don't assume a three-month commitment always saves money, or that an extension automatically costs the same as the first month.

Here is an illustrative comparison, with mandatory fees already included and refundable deposits excluded:

The difference is ¥51,000. That is what the month-by-month option costs in this example if all three months remain available and you stay for all of them. Now ask what each arrangement would cost if you left after the first month. If the upfront booking commits you to much more rent, its lower three-month total may not suit an uncertain assignment.

Use your own written quotes for both scenarios. Include any repeated administration or cleaning fee and changes to utilities. Repeated fees can make an extension cost more even if the rent is lower.

A few extra nights can work differently

A company's minimum for the initial booking may differ from its extension policy. MetroResidences says an extension can be shorter than a month and charged at a daily rate based on the standard monthly rate. Check whether your rental offers a similar option.

For a short extension, get both the exact extra-night price and any available longer-period quote. Suppose you need 22 more nights and the quoted daily rate is ¥8,000: that is ¥176,000 before any other charges. Compare it with the full alternative quote, then check whether its dates and early-departure terms work. An advertised monthly rate alone doesn't answer the question.

Keep the practical arrangements continuous

Before paying, confirm whether your existing deposit carries forward or is refunded and replaced. Ask whether an end-of-stay cleaning fee is charged only when you finally leave, and whether keys, smart-lock access and internet continue without a break. If there is a new contract, check that the dates leave no unbooked night between agreements.

Keep your permission to stay in Japan separate from the accommodation extension. A longer apartment booking does not extend an immigration permission. Confirm that your planned departure remains within the permission you hold or the approved change you receive.

If the extension is declined, ask for the checkout time and start looking at alternatives immediately. Keep your existing departure date in the calendar until the extra nights are confirmed.
